When Is Asbestos Testing Required?
Under WorkSafeBC Occupational Health and Safety Regulations and municipal bylaws across Metro Vancouver (including Vancouver, Burnaby, Richmond, Surrey, and Coquitlam), a certified Hazardous Materials Survey must be completed prior to any renovation or demolition work in buildings constructed before 1990.
The Testing and Lab Analysis Process
- Visual Site Inspection: A qualified hazardous material inspector identifies suspected materials.
- Safe Bulk Sampling: Representative samples are collected using dust suppression techniques and sealed in airtight containers.
- PLM Analysis: Samples are evaluated in an accredited laboratory using Polarized Light Microscopy (PLM) to determine fiber type and percentage.
- Hazmat Inventory Report: A formal clearance-ready document is prepared for municipal building permits and contractor safety.
